We are acting as agents for the sale of this stunning property and on-going business plus the opportunity for an exciting change of lifestyle to those who maybe considering doing just that! Also ideal for anyone wishing to invest and semi retire.

One of our Directors and a dear friend Giulio Sansone, wishes to sell his small B&B, Bar and Restaurant.  Established over seven years ago and situated in the heart of the hilltop village of Sant 'Angelo, Limosano in the region of Molise it would be the idyllic dream for anyone wishing to live a fantastic lifestyle. Giulo has asked us to market it for him in the UK.

Situated 900 metres above sea level, at the foot of castle ruins, Sant' Angelo Limosano benefits from a panoramic view encompassing the Tremiti islands and the peaks of the Maiella Range.  In the town, it is possible to visit the parish church, the ancient "Chiesa di S. Pier Celestino", transformed into a barn by order of Cardinal Orsini in 1695.  Equally noteworthy is the "Fonte di S. Pietro" which, after a dry Winter, begins to flow again before the feast of Sant' Angelo's patron saint on 19 May.

In addition to the feast day of Sant' Angelo's patron saint, villagers celebrate the "Madonna delle Stelle" on 22 August.  For those who love conviviality, 18 August is the village feast of "Pezzate e Fasciuole" (pasta and beans).  The local cuisine is simple but extremely tasty: dishes worth sampling include grilled lamb with potatoes (cooked in the embers), pasta with beans and truffle pizza.

The rooms and the location can be sold throughout the year as it offers the best of both Hot Summer Sun and Snow & Winter Ski therefore making it most things to most tourists and holidaymakers. Being ideally situated for both easy access to the coastal resort of Termoli and for all inland locations.

Giulio's family are very well respected in the region and his father, who lives in the village, is a past Mayor and the President of a major bank in Campobasso, the regions capital.

Giulio and his wife Mary (pictured) have decided to sell for personal and career reasons, the main one being that Giulio has accepted the position of European Sales Director for a major Italian hotel company that owns resorts in southern and northern Italy.  With Giulio continually travelling, Mary cannot manage their family (with two small children) and the hotel/restaurant on her own.

The property has recently had over 90,000 euros spend on the Kitchen, the Bar & Restaurant and the Spa.

The property the buyer would be purchasing also includes the recent addition of a private custom built spa facility.

Turnover & net income figures are available.

Molise is a region of Central Italy. Until 1963, it formed part of the region of Abruzzi e Molise, alongside the region of Abruzzo. The split, which did not become effective until 1970, makes Molise the newest region in Italy. The region covers 4,438 square kilometres and has a population of about 300,000.

Molise is situated in south-central Italy and lies between the Apennine ridge and the Adriatic Sea. Nature, history, art, age-old traditions and good food are the treasures of this still largely-undiscovered region. Visiting Molise, you get that Eureka feeling of discovery, starting with its mainly mountainous and hilly layout, scored by the characteristic tratturi, the historic trails of seasonal migration of people and livestock that join the pastures of Abruzzo to those of Apulia.

The National Park of Abruzzo, Lazio and Molise reveals unexpected and magnificent landscapes, while the many nature reserves protect the vegetable and animal species representative of this area. There are two small ski resorts in the region:
Campitello Matese and Capracotta.  The coastline is sandy beaches, the main town is Termoli. Discover the thousand years of history behind this region and its culture by visiting its archaeological sites, abbeys, small towns and countless castles.

The survival of customs and traditions, of handicrafts and the old professions that have disappeared elsewhere is a unique feature that makes Molise, just like the title of a book by Italian writer Antonio Fogazzaro, an “old-fashioned world”.

The region comprises the provinces of
Campobasso (regional capital) and Isernia.

The purchase of this property & business would suit either someone who wishes to make an investment and run it with a manager and staff in place or someone who may be thinking of a new lifestyle to live in Italy and run the business themselves.

In the event that may wish to visit and should you feel more comfortable for us to accompany you for a viewing (as we have an extensive knowledge of the area and speak Italian) then we would be pleased to do so but we would ask that our own travel expenses were paid by you and then refunded in full by Giulio should your visit result in a sale.
